How to permanently fix black mold in humid climate?« Back to Previous Page

We've lived in our Jumeirah villa for 2 years and just noticed a patch of black mold in the corner of our master bedroom closet, on the wall facing the outside. It's been incredibly humid lately and I'm worried the constant AC use is creating condensation somewhere. What's the best way to permanently fix this and stop it from coming back, especially with our climate?

Black mold in a Jumeirah villa's closet, especially on an exterior wall, points to a condensation issue exacerbated by our high humidity and constant AC use. The temperature difference between the cool interior and the hot exterior wall creates a "cold bridge," where moisture from the humid air condenses, providing the dampness mold needs to grow.

For a permanent fix, surface cleaning alone is insufficient. First, identify and stop the moisture source. An infrared thermal imaging camera can pinpoint the exact location of the condensation on that wall. The solution often involves improving insulation on that cold bridge to prevent the surface from dropping below the dew point.

Simultaneously, you must address the high humidity. Ensure your AC is correctly sized and functioning; an overworked unit won't dehumidify properly. Using a dedicated dehumidifier in the room, especially during the most humid months, can help maintain indoor humidity below 50-55%, a level where mold struggles to grow.

For a patch larger than a square foot, or if it returns after cleaning, a professional inspection is advised to assess hidden spread within the wall cavity. Remediation follows strict guidelines, like those from the IICRC, which require containment, HEPA filtration, and removal of affected porous materials like drywall or insulation.

After remediation, the area should be treated with an EPA-approved antimicrobial and then retested to verify spore counts have returned to normal ambient levels. This final clearance testing, often done by a third-party for objectivity, is what confirms the fix is permanent.
