Black mold in AC vent in Dubai apartment?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle has been making a weird damp smell for the last couple of months, and I just found some black spots around the air vent in the master bedroom. I’m really worried this is mold and that it’s spreading through the ducts. What’s the best way to get a thorough inspection done here to find the source and stop it from coming back?

A damp smell with visible black spots at the vent strongly suggests a mold issue, a common problem in Dubai due to high humidity and constant AC use creating condensation. The best way to get a thorough inspection is to hire a professional who uses evidence-based methods, not just a visual check.

A proper inspection involves three key steps. First, an inspector should use a borescope to visually examine the inside of the ductwork for growth and debris. Second, they should take surface samples from the black spots for lab analysis to identify the exact species, as not all black mold is the highly toxic Stachybotrys. Third, they should conduct air quality testing, comparing spore counts inside the duct, in the room, and outside to confirm if the AC is actively spreading spores.

To stop it from coming back, the inspection must identify the moisture source. In apartments, this is often a clogged condensate drain line, inadequate insulation causing sweat on cold ducts, or a leak from the AC unit itself. A thorough service will address this root cause, clean the entire system (not just the vent), and may recommend a UV-C light installation to help manage microbial growth.

Be sure any company you hire provides documented before-and-after evidence, like lab reports and photos, not just a cleaned vent cover. For a JVC apartment, coordinating with building management may be needed if the issue is with the central chilled water system.
