Is mold from AC leak landlord's responsibility to fix?« Back to Previous Page
|
The AC in my bedroom in my Jumeirah Village Triangle apartment has been leaking a bit for a couple of months, and now I’m seeing black spots of mold spreading on the wall behind the headboard. I’ve wiped it down with vinegar, but it keeps coming back and the smell is awful. Is fixing this the responsibility of my landlord, or am I expected to handle the mold remediation myself since I noticed the leak a while ago?

The landlord is responsible for fixing the source of the mold, which is the AC leak. Under Dubai rental law, landlords must maintain the property's structure and essential systems, including air conditioning. The recurring mold is a direct result of that unresolved maintenance issue.
You should notify your landlord in writing about the leak and mold immediately, as prolonged moisture in Jumeirah Village Triangle's climate allows mold to regrow rapidly. While wiping visible mold is a temporary measure, professional remediation is needed for the wall cavity and to address the root cause. For a case with persistent regrowth and odor, a professional inspection is advised to assess the full extent behind the wall. They can provide a documented assessment of the damage, which is useful for communicating with your landlord. The responsibility for the cost of remediation itself can be negotiated, but the repair of the leak falls squarely on the property owner. |
