Mold on bedroom wall: landlord or tenant responsibility?« Back to Previous Page
|
The wall behind the wardrobe in our master bedroom in Jumeirah Village Circle has a bunch of black and greenish mold spots that we just discovered while deep cleaning. It's been there a while, hidden by the furniture, and the dampness seems to be coming from the external wall. Who is responsible for dealing with this and paying for the removal, us as tenants or the landlord?

Responsibility depends on the source of the moisture. In Dubai, landlords are generally responsible for fixing structural issues that cause dampness, like leaks from external walls or faulty waterproofing. Tenants are typically responsible for damage caused by their own actions, like failing to use the AC properly and allowing humidity to build up.
Since the dampness is on an external wall hidden behind furniture, this strongly suggests a structural or building envelope issue, which falls under the landlord's responsibility for repair. The high humidity and condensation common in Dubai's climate can exacerbate these hidden problems. You should notify your landlord or property management company immediately in writing, with clear photos. Do not attempt to remove it yourself, as this could disturb potentially harmful spores. A professional inspection is needed to identify the exact moisture source—whether it's a leak, condensation, or rising damp. This diagnosis is crucial for determining liability. For a case of this nature, a certified inspector can provide a documented report on the cause, which is essential evidence if there is a dispute. Remediation should only begin once the moisture source is permanently fixed; otherwise, the mold will return quickly. |
