The AC in my apartment in Jumeirah Village Circle seems to be blowing out a faint, damp smell every time it kicks on, and I just found a few small black spots on the wall behind the bedroom curtain. We run the AC constantly, especially over the last few humid months. What’s the most effective way to clean the unit and treat the wall to stop this from getting worse?

For the AC unit, start by turning it off and replacing the air filter with a new one rated MERV 8 or higher. Clean the accessible interior components, like the evaporator coils and drain pan, with a coil cleaner and a biocide specifically labeled for HVAC use to address microbial growth. Ensure the condensate drain line is flushed with a vinegar solution to clear blockages causing stagnant water.

For the wall, move the curtain and furniture to expose the area. Scrub the black spots with a mixture of water and detergent. After it dries, apply a dedicated mold-inhibiting primer, then repaint. Simply painting over it will not stop the regrowth.

In Dubai's constant high humidity, this is often a condensation issue. The wall behind the curtain is likely a cold spot where moisture condenses, creating a perfect environment for mold. To prevent recurrence, improve air circulation by periodically opening curtains and using a dehumidifier. Running the AC’s dry mode function can also help reduce indoor humidity levels.

For a persistent damp smell or if the mold returns quickly, the growth is likely more extensive inside the ductwork or AC unit, which requires professional disassembly. A company with microbiological lab capabilities can take swab samples to identify the mold type and provide a verifiable post-remediation report, which is often needed for landlords.
