Landlord or me: who fixes recuring bathroom mold??« Back to Previous Page

We've lived in our Jumeirah Village Circle apartment for two years and just noticed a patch of black mold growing in the corner where the shower wall meets the ceiling. It's been getting worse since the weather got more humid a couple of months ago. I wipe it away, but it always comes back. Is this something I should fix myself with bleach, or is my landlord responsible for handling the proper removal?

Your landlord is responsible for fixing the underlying cause of recurring mold, which is typically inadequate ventilation or a hidden moisture issue. You are generally responsible for surface cleaning resulting from regular use.
In Dubai's humid climate, bathroom mold often returns because exhaust fans are underpowered or AC systems aren't balanced to manage condensation properly. Simply wiping it with bleach only removes the visible stain, not the root problem. The mold will continue to return until the humidity source is controlled. For a recurring patch, first ensure you run the bathroom exhaust fan for at least 30 minutes after every shower and keep the bathroom door open to allow moisture to escape. If it persists, notify your landlord in writing. Under typical Dubai rental contracts (EJARI), the landlord must address issues related to the property's structure and fixed installations, like faulty ventilation or leaks from adjacent apartments. If the mold covers an area larger than one square meter, or if you or family members experience persistent respiratory irritation, a professional inspection is advised to identify the moisture source and species. For proper remediation, the area often needs specialized antimicrobial treatment after the ventilation issue is resolved to prevent regrowth. |
