Should I get AC leak and wall spots inspected immediately?« Back to Previous Page

Our AC unit in the master bedroom of our villa in Jumeirah has been leaking a bit for the last couple of weeks, and now I’m noticing dark spots along the corner of the wall near the vent. With how humid it's been, I'm worried it's spreading behind the drywall. Is this something I need to get inspected immediately, or can it wait until the weekend?

Yes, you should get that inspected immediately. In Dubai's climate, a leaking AC unit creates a persistent moisture source, and dark spots on the wall are a strong visual indicator of an active mould issue. Given the high humidity, it is highly likely the mould is spreading behind the drywall where you cannot see it.

The leak itself needs to be addressed by an AC technician to stop the water intrusion. For the mould, a professional inspection is crucial because it will determine the extent of the contamination. An inspector will use moisture meters and thermal imaging to map the dampness within the wall cavity without causing unnecessary damage. They can also take surface or air samples to be cultured in a lab, which identifies the specific type of mould present. This is important as it informs the correct remediation protocol; some species require more stringent containment procedures than others.

Waiting until the weekend allows the colony to continue growing and potentially releasing spores into your bedroom's air. For situations with visible growth and a known water source, prompt action is recommended to prevent it from becoming a larger, more complex problem. Look for a provider that can show you documented evidence of the moisture readings and lab results, not just offer to clean the visible spots.
