Black mold behind AC: DIY clean or call professional?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle has been making this damp, earthy smell for the past month, and I just found a patch of black spots in the closet on the wall behind it. I’m worried it’s spreading but not sure if it’s a big deal. Is this something I can clean myself with bleach, or do I absolutely need to call a professional mold inspection company here in Dubai?

That damp, earthy smell and black spots behind the AC unit strongly indicate a mold issue, which is common here due to our high humidity and constant AC use. The wall cavity behind the unit is a prime spot for condensation and hidden growth.

For a small, surface-level patch (less than one square foot), you can attempt to clean it with a vinegar or hydrogen peroxide solution, not bleach. Bleach only removes surface color and doesn't address the moisture source or penetrate porous materials like drywall. However, the visible spot is often just the tip of the iceberg. Mold frequently grows inside the wall or within the AC unit itself, which you cannot properly assess or remediate yourself.

In Dubai apartments, this situation usually requires a professional inspection. They use borescopes to see inside walls and moisture meters to find hidden dampness. The goal is to identify and fix the root cause, which is often a clogged condensate drain line or inadequate insulation causing condensation—both extremely common in our climate. Without addressing this, the mold will return quickly.

A proper inspection provides a clear scope of the problem. If the growth is extensive, has penetrated the drywall, or is inside the HVAC system, professional remediation is necessary to prevent it from spreading spores throughout your apartment. For verifiable results, seek a provider that uses independent lab analysis to identify the mold type and confirms post-remediation clearance with testing.
