Black mold in Dubai AC closet: landlord or professional first?« Back to Previous Page

We've lived here for 2 years and just noticed a patch of black mold in the corner of our master bedroom closet, right on the wall. It’s been really humid lately and I think it might be spreading from the AC vent. What’s the best way to handle this properly in Dubai—should I call my landlord first or get a professional mold remediation company myself?

Notify your landlord immediately in writing, as they are legally responsible for maintaining the property under Dubai rental law. Include clear photos of the mold and its proximity to the AC vent. The high humidity we experience, combined with potential condensation from the AC unit, creates ideal conditions for this spread.

For a small, isolated patch, the landlord may send a maintenance team to clean it with a bleach solution and address the moisture source. However, given its location near the AC vent—which can spread spores—and your concern it's growing, a professional inspection is prudent. They can determine if the AC unit itself is contaminated, which requires specific remediation to prevent recurrence.

If the landlord is unresponsive or the problem is extensive, you can arrange for a professional assessment yourself. Look for a provider that uses lab analysis to identify the mold type, as this confirms the remediation approach. Proper remediation involves containment, HEPA vacuuming, and antimicrobial treatment, not just surface cleaning.

In many cases, resolving this requires both fixing the AC condensation leak and treating the affected area to ensure it doesn't return.
