Is landlord responsible for mold behind AC vent?« Back to Previous Page

We've lived in our Jumeirah Village Circle apartment for two years and just noticed a patch of black, fuzzy mold spreading from the corner of our bedroom ceiling, right behind the AC vent. It’s gotten worse since the humidity spiked last month. My toddler has been having a runny nose non-stop, and I'm worried it's connected. Is this something I should fix myself, or is my landlord legally responsible for getting it professionally cleaned?

This is a common issue in Dubai apartments, particularly in high-humidity months when condensation forms around AC vents. The landlord is typically responsible for addressing the mold if it stems from a building-related issue, such as a leak in the external wall, faulty insulation, or a problem with the AC drainage line that is causing excess moisture. However, if the moisture is solely due to tenant-controlled factors like lack of AC use or blocked airflow, the responsibility may be less clear.

Given the visible spread and your toddler's symptoms, this is not a minor surface issue. DIY cleaning with bleach is ineffective and can aerosolize spores, potentially worsening the problem. The underlying moisture source must be identified and fixed first.

You should formally notify your landlord in writing (email is best) with clear photos, detailing the location and your health concerns. Request a professional inspection to diagnose the root cause. Reputable remediation involves containment, HEPA vacuuming, antimicrobial treatment, and verification that the space has been returned to a normal fungal ecology—often confirmed through post-remediation testing.

For your health and to establish the cause, a professional assessment is strongly advised. A certified inspector can determine if the issue is from the AC unit itself, a construction defect, or ambient humidity, which is crucial for determining responsibility and the correct fix.
