How to treat and prevent mold behind AC unit?« Back to Previous Page

The AC in my bedroom has been making this weird damp smell for the last couple of weeks, and this morning I finally pulled the filter out to check. The entire wall behind the unit in our Jumeirah Village Circle apartment is covered in black spots. We run the AC constantly, so I'm worried it's just going to come back even if we clean it. What's the most effective way to treat the mold behind the AC unit and prevent it from growing back?

The black spots are likely mold growth caused by condensation from the AC unit mixing with dust and organic matter, a very common issue in Dubai's humid climate where ACs run constantly. The wall behind the unit stays damp, creating an ideal environment for mold.

For effective treatment, the unit must be switched off. Simply wiping the wall is insufficient; the porous surface needs to be scrubbed with a dedicated mold-removing cleaner, not just bleach, which often fails to kill the roots. The AC unit's internal drain pan and drainage line are likely clogged and must be professionally cleaned to prevent water from backing up and soaking the wall again.

Preventing recurrence requires addressing the moisture source. Ensure the AC's condensate drain line is completely unclogged and flowing freely. After cleaning, applying a mold-resistant primer and paint to the wall can provide a protective barrier. Most critically, improve air circulation behind the unit; even a small gap between the unit and the wall can significantly reduce dampness.

In many JVC apartments, this is a systemic issue. For a persistent damp smell or widespread growth, a professional inspection is recommended to assess the wall cavity and unit internals, as hidden mold is common in such cases. A company with its own microbiology lab can identify the species and provide targeted remediation protocols, which is the most reliable way to ensure it doesn't return.
