How to kill and prevent mold around AC unit?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle seems to be leaking a bit of water onto the carpet below it, and now I’m starting to see a few small black spots in that area. I’ve wiped it down, but I’m worried it’s just going to come back, especially with the humidity. What’s the best way to completely kill the mold and prevent it from growing back around this AC unit?

The water leakage from your AC unit is creating the perfect environment for mold growth in Dubai's humidity. To completely kill it and prevent recurrence, you must address both the moisture source and the existing contamination.

First, stop the leak. This is the most critical step. A clogged condensate drain line is the most common cause. You can try flushing it with a mixture of warm water and vinegar. If the leak persists, you will need an HVAC technician to resolve the underlying issue, as continuous moisture will defeat any cleaning efforts.

For the visible mold on the carpet, simply wiping it is not enough. For small areas, a solution of white vinegar or a dedicated mold-cleaning product can be effective. Scrub the area thoroughly. However, if the mold has penetrated the carpet backing or underlay, which is likely if water has been sitting, the carpet may need to be cut out and replaced to fully remove the contaminated material.

Prevention is about controlling humidity. Ensure your AC unit is running efficiently and set to a temperature that reduces excessive condensation. Using a dehumidifier in the room, especially during the more humid months, can help keep ambient moisture levels low. Improving air circulation around the unit is also beneficial.

For persistent leaks or if the affected area is larger than a few square feet, a professional inspection is recommended to assess the full extent. In such cases, a company with microbiology lab capabilities can identify the specific mold type and provide a verified, data-driven remediation plan to ensure it is thoroughly addressed.
