Who fixes mold in rented Dubia Marina apartments?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots spreading on the wall behind our bedroom wardrobe. It’s on the wall that faces the outside of the building, and I’m worried it got worse after the heavy dew we had last week. Who is responsible for fixing this kind of mold issue in a rented apartment in Dubai Marina, the landlord or the building management?

In Dubai, responsibility for mold remediation depends on the source of the moisture. For mold on an interior wall, especially behind furniture on an external wall, the landlord is typically responsible for fixing the underlying cause and the resulting damage. This is because the tenancy contract usually obligates the landlord to provide a habitable property, which includes addressing structural issues causing water infiltration or excessive condensation.

The location you describe—on an external wall behind a wardrobe—is a classic hotspot for condensation mold. This is extremely common in Dubai Marina due to the high humidity and the constant temperature differential between the air-conditioned interior and the hot, humid exterior. The wardrobe traps humid air against the cold wall, allowing condensation to form and mold to grow. Recent heavy dew would significantly increase this ambient moisture, accelerating the growth.

Your first step is to formally notify your landlord or property management company in writing, with clear photos. They should arrange for a professional inspection to confirm the moisture source. Do not simply paint over it; the root cause must be addressed, which may involve improving wall insulation, addressing any external seal breaches, or installing a dehumidifier. For extensive growth, a lab test can identify the species to guide the proper remediation protocol.

If the landlord refuses to act, you can escalate the issue to the Dubai Land Department's Rental Dispute Center (RDC), as a mold issue affecting health and habitability is a valid grounds for a complaint.
