AC Leak Causing Mold in Jumeirah Apartment: Fix?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle seems to be leaking a bit of water onto the carpet below the vent, and now I’m seeing a few small black spots forming on the baseboard. It’s been getting worse over the last couple of weeks since the humidity really kicked in. What’s the best way to clean this up myself and who should I call to fix the AC unit to stop it from happening again?

The water leak is creating ideal conditions for mold growth, which is common here during humid periods. For the immediate cleanup, wear a mask and gloves. Wipe the affected baseboard with a solution of one part white vinegar to four parts water; vinegar is effective against many common household molds. Dry the area thoroughly with a fan afterward. Do not use bleach, as it can set the surface stain and doesn't prevent regrowth from the inside.

The carpet is a bigger concern. If the leak soaked the underpad, professional drying or replacement is often necessary, as mold will grow inside it where you can't see or clean. You can try to dry it from both sides with fans and a dehumidifier, but if any musty odor persists, the carpet likely needs professional attention.

To stop the problem permanently, you must fix the AC leak. This requires a certified HVAC technician. The most common causes are a clogged condensate drain line or a damaged drain pan, both of which are routine fixes for a professional. They should also ensure the unit's insulation is intact to prevent future condensation.

Given the visible growth, a professional mold inspection is recommended to assess any hidden spread within the wall cavity. Companies with their own microbiology labs can provide air and surface samples to identify the species and confirm the space is healthy after remediation. For the AC repair, look for a provider registered with Dubai Municipality or certified by a body like Eurovent to ensure proper workmanship.
