AC smell and black mold: call maintenance or clean myself?« Back to Previous Page
|
The AC in my apartment seems to be blowing out a really damp, earthy smell, and I just found a patch of black spots spreading along the wall behind my bedroom wardrobe. It's been getting worse since the humidity spiked a few weeks ago. What's the most effective way to deal with this in a Dubai villa, and should I call maintenance first or handle the cleaning myself?

Call maintenance first, but do not let them simply paint over it. The damp smell and wall mold are connected -- your AC's evaporator coil is likely saturated from high humidity, dripping excess condensation that's seeping into the wall. This is a common issue in Dubai villas during humid periods.
For the wall mold, maintenance should address the moisture source first, which is the AC condensation leak or poor insulation. Simply cleaning the visible mold without fixing the water intrusion will cause it to return quickly. The black spots should be professionally assessed to identify the species, as some types common in damp indoor environments here can cause significant irritation. Do not attempt to clean this yourself with bleach. DIY methods often fail to address the root moisture problem and can aerosolize spores, spreading them further. For a spreading patch behind furniture, the wall cavity may be affected, requiring proper containment and removal by a remediation team following DHA-approved protocols. Request that maintenance checks the AC drain line, drain pan, and insulation for blockages or leaks. A full AC system and duct cleaning may be necessary if microbial growth is inside the unit. For verification, a post-remediation clearance test from an independent lab is the only way to confirm the environment is returned to a healthy state. |
