Mold behind AC unit: DIY or professional removal?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle has been making this weird damp smell for a couple of months, and I finally pulled the unit out to check the insulation around the pipes. The back of the wall is covered in black and green fuzzy mold. I tried wiping it with bleach, but it came right back after a week. Is this something I can handle myself with a special spray from ACE, or do I absolutely need to call one of those professional mold removal companies here, and what would that kind of service typically cost for a small area?

That damp smell is a classic sign of condensation-related mold growth, which is extremely common in Dubai due to our high humidity and constant AC use. The fact it returned after a bleach wipe means you’ve only addressed the surface; the mold’s root structure (hyphae) is still deep within the porous wall material.

For a small, visible patch, a DIY approach can be attempted with an EPA-approved fungicidal spray from a hardware store—not just bleach, which is ineffective on porous surfaces. You must wear an N95 mask, gloves, and isolate the area. However, the critical factor is that the mold is growing behind the unit, indicating a persistent moisture issue from condensation or a drainage leak that must be identified and fixed first. Without solving the moisture source, it will always return.

Given the location and recurrence, a professional assessment is strongly recommended. The mold on the wall surface is often just the visible part; it can spread inside the wall cavity. A reputable provider will use moisture meters and borescopes to assess the full extent, not just treat what’s visible. They should also identify and rectify the condensation source, often by improving insulation or fixing the AC’s drainage. The final cost is driven by the extent of growth and repairs needed, not just the visible area, so an on-site inspection is essential for an accurate scope and quote.
