AC Mold Smell Causing Headaches: DIY Clean or Call Pro?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle has been making this damp, earthy smell every time it kicks on, and I’ve started getting headaches. I pulled the filter out and saw some black speckling around the edges of the vents. With the humidity lately, I’m worried it’s spreading inside the unit. Is this something I can clean myself with a spray from the store, or do I need to call a professional for a proper mold inspection?

That damp, earthy smell from your AC, especially when paired with headaches, strongly suggests microbial growth, likely mold, inside the unit. The black speckling on the vents is a clear visual indicator. Given Dubai's high humidity and constant AC use, this is a common but serious issue.

A DIY store-bought spray is not recommended here. These surface cleaners cannot reach the mold growing deep within the cooling coils and drain pan—the primary source of that smell. Inhaling the spores disturbed during a partial clean could temporarily worsen your symptoms. For your health and to properly address the source, a professional inspection is advised.

A proper inspection involves using borescopes to see inside the ductwork and unit, moisture meters to find condensation points, and—most critically—air and swab samples sent to an accredited microbiology lab. The lab identifies the specific species, which determines the correct remediation protocol and confirms if it's a type known to cause the symptoms you're experiencing.

In Dubai, landlords are generally responsible for maintaining AC units as per the rental law, especially when health is impacted. You should formally notify your building management or landlord of the issue and request a professional assessment. A company with its own lab can provide the documented evidence often needed for such requests.
