We've lived here for 2 years and just noticed a patch of black mold in the corner of our master bedroom closet, behind some shoe boxes. It's on the wall that faces the outside of our building in Jumeirah Village Circle. I'm really worried because my husband has started sneezing a lot more in the mornings. What's the best way to handle this properly in Dubai – should I call the building management first or get a specialist to look at it?

Start with your building management. In Dubai, landlords and property management companies are typically responsible for addressing structural issues that cause mold, such as leaks in external walls or faulty AC drainage. Document the mold with photos and send a formal email to them requesting an inspection and repair of the moisture source. This is your first step, as they are obligated to fix the root cause.

Given the location on an exterior wall in JVC, this is a common issue. The high humidity and constant thermal cycling from AC can cause condensation inside walls if there's any breach in the vapor barrier or insulation. Your husband's increased sneezing is a legitimate concern, as this type of persistent moisture often leads to mold species that cause allergic reactions.

While waiting for management, move all items away from the affected area to improve air circulation. Do not attempt to scrub it with bleach, as this can aerosolize spores and worsen the air quality without addressing the hidden moisture.

If management is unresponsive or cannot identify the source, then hire a specialist. A professional inspection with moisture meters and thermal imaging can pinpoint the exact origin of the water intrusion from the outside. For health concerns, a lab test can identify the mold type. A proper remediation plan should include fixing the leak, removing contaminated materials, and HEPA vacuuming to clear spores, not just surface cleaning.
