Should I call building management or a mold inspector?« Back to Previous Page

My kids have been coughing and I suspect it's from the black spots I just found behind the wardrobe in our master bedroom. We've lived here for 2 years and just noticed this, probably from the humidity. What's the best way to handle this in Dubai—should I call the building management first or get a professional mold inspection myself?

Contact building management first, as they are legally responsible for addressing structural moisture issues in most Dubai residential buildings. They should send their maintenance team to investigate and fix the source of the water intrusion, which is often a leaking pipe, faulty AC condensation drain, or seepage from external humidity.

Given the visible black spots and your children's respiratory symptoms, a professional inspection is also strongly recommended. Building management will fix the leak but rarely handle mold assessment or remediation to health-based standards. A certified inspector can identify the mold species through lab analysis—critical since some types common in Dubai's humid climate cause more significant irritation. They will also check for hidden growth inside walls or the AC system, which is common here.

While waiting, minimize exposure by keeping the bedroom door closed and the AC running to reduce humidity. Do not attempt to scrub it yourself, as this can release a high concentration of spores. The best outcome is building management repairing the leak at their cost, followed by your hire of a specialist to ensure the mold is properly removed and air quality is restored.
