We've lived in our Jumeirah apartment for 2 years and just noticed a patch of black, fuzzy mold spreading from the corner of our bedroom ceiling, right above the AC vent. It’s gotten much worse since the humidity spiked last month. Who is responsible for handling this and the cost, us as tenants or the building management?

Document the growth with photos and send a written notification to your property manager immediately. Delaying can lead to the argument that you failed to mitigate the problem, potentially making you liable for further damage. However, the cause must be verified. The black substance must be professionally identified, as dirt and dust can sometimes mimic mold. More critically, a diagnostic inspection is needed to confirm if the issue is a clogged drain pan, an undersized AC unit causing excess condensation, or a leak from another apartment. For a confirmed mold case tied to the AC, the building should rectify the faulty system and repair the ceiling. You may be asked to cover the cost of cleaning your belongings and any interior painting after the leak is fixed.
