AC leak causing mold on wall, who to call?« Back to Previous Page
|
The AC unit in our master bedroom in Jumeirah Park has been leaking a bit of water, and now I’m seeing small black spots forming on the wall behind the curtain. It’s been super humid lately and I’m worried it’s mold starting to spread. What’s the best way to clean this safely and who should I call to fix the AC leak to stop it from coming back?

The black spots are likely mold caused by the AC condensate leak and high indoor humidity. Immediately address both the moisture source and the existing growth to prevent it from spreading.
For the AC leak, you must call a licensed HVAC technician. The leak is the root cause, and only fixing it will provide a permanent solution. They will diagnose if it's a clogged drain line, a faulty condensate pump, or improper installation/insulation—all common issues in Dubai's climate where ACs run constantly. Do not just clean the mold without fixing the leak first, as it will return. For cleaning the wall, if the area is small (less than one square foot) and you have no respiratory issues, you can carefully clean it yourself. Wear an N95 mask and gloves. Use a mixture of detergent and water, or a diluted vinegar solution. Scrub gently to avoid dispersing spores. Do not use bleach, as it can damage porous surfaces like drywall and only bleaches the mold without killing the root structure. However, given the location (bedroom) and that it's behind a curtain (often indicating a more widespread moisture problem), a professional inspection is strongly recommended. The mold you see might only be the surface growth, with more extensive colonization inside the wall cavity. A certified mold assessor can use moisture meters and thermal imaging to determine the full extent of the damage and recommend a proper remediation protocol. In the UAE, look for companies that provide detailed lab analysis to identify the mold species, as this informs the correct remediation method. After the leak is repaired and the mold remediated, use a dehumidifier in the room and ensure good air circulation to keep humidity below 60%, which is crucial for preventing recurrence in our humid climate. Keep curtains open during the day to allow the wall to breathe. |
