Is landlord responsible for bedroom mold after rain?« Back to Previous Page

We've lived in our Jumeirah Village Circle apartment for two years and just noticed a patch of black mold spreading from the corner of our bedroom ceiling, right behind the wardrobe. It definitely got worse after the heavy rains we had last month. I’m worried about our health, but I’m not sure if this is something I should fix myself or if my landlord is responsible for the remediation costs.

Under Dubai rental law (Law No. 26 of 2007), the landlord is generally responsible for the maintenance of the building's structure, including the roof and external walls. Since the mold appeared after heavy rain and is spreading from the ceiling corner, this strongly suggests a leak or water ingress from the building envelope, which is the landlord's responsibility to repair.

You should formally notify your landlord or property management company immediately, with clear photos and a description. They are obligated to address the source of the moisture intrusion. For health reasons, do not attempt to clean it yourself, as improper disturbance can aerosolize spores. A professional inspection can confirm the mold type and the exact point of water entry, which is critical evidence for your landlord. In Dubai's climate, with high humidity and constant AC use, any unresolved leak will guarantee the mold returns even after cleaning. The remediation cost falls on the landlord if the cause is structural, but you may be responsible if the cause is determined to be tenant-related, like inadequate ventilation.
