Suspected mold in Dubai apartment: landlord first?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots spreading on the wall behind our bedroom wardrobe in Jumeirah Village Circle. It's been really humid lately and I'm worried it's mold. What's the best way to get this professionally checked and treated here in Dubai, and should I be talking to my landlord first?

Yes, speak with your landlord first. In Dubai, maintenance and repairs for issues like this are typically the landlord's responsibility, especially since it's a structural wall. Inform them immediately with clear photos and a written request to investigate and remediate the potential health hazard.

Given Dubai's high humidity and the location behind furniture, this is a common scenario for mold growth. A professional inspection is strongly recommended to assess the extent, as hidden mold can spread inside wall cavities. The process involves a visual assessment, moisture mapping to find the source, and often air or surface sampling sent to a microbiology lab to identify the species. This evidence is crucial for proper remediation and protects your interests.

Your landlord may have a preferred contractor, but you can also request an independent assessment from a company with certified mold inspectors and its own lab capabilities. This ensures the diagnosis isn't rushed and the treatment plan is science-driven. Effective remediation must address the moisture source first, then contain and remove the mold, not just wipe it.

Until it's resolved, keep the area ventilated and avoid disturbing the spots, as this can release spores. Document all communication with your landlord. If they are unresponsive, you can reference RERA's tenancy laws, which obligate landlords to provide a habitable property.
