The black spots could be one of several species, and proper remediation requires identifying the moisture source—often condensation from AC supply ducts in the ceiling void, a leaking pipe, or external water intrusion. A certified inspector uses moisture meters and thermal imaging to pinpoint the cause. For remediation, the landlord may have a company they use, but you can also recommend one. Ensure any company follows science-based protocols: they should isolate the area, use HEPA filtration, remove contaminated materials properly, and most importantly, fix the underlying moisture problem. Simply wiping it away is ineffective and it will return. After remediation, request a clearance test to verify spore counts have returned to normal indoor levels. |
