How to clean and prevent AC mold from leaking?« Back to Previous Page

The AC unit in my master bedroom closet has been leaking a bit, and now I’m finding black spots on the back of my winter clothes and the wall. It’s been humid lately and I’m worried it’s spreading. What’s the most effective way to clean this myself and prevent it from happening again when the AC condensate drain inevitably gets clogged?

The black spots are likely mold growth caused by the combination of water leakage and high indoor humidity. For a small, surface-level issue on non-porous materials, you can clean it yourself. Wear an N95 mask and gloves. Mix a solution of one part white vinegar or a mild detergent with four parts water. Scrub the affected wall area and hard surfaces on the clothes, then dry everything thoroughly. For porous materials like drywall or fabric, cleaning may not remove the root structure, and professional assessment is often needed.
To prevent recurrence, the clogged condensate drain line must be cleared. This is a common issue in Dubai due to year-round AC use and airborne dust. Locate the drain line's outlet, typically outside near the condenser unit, and use a wet/dry vacuum to suction out the clog. Pouring a cup of a 50/50 vinegar and hot water mixture down the drain line access point inside the unit monthly can help prevent future clogs. Prevention is key. Ensure your AC unit is set to a temperature that reduces excessive condensation, typically between 22-24°C. Use a dehumidifier in the closet if the space feels damp. Most importantly, have your AC system serviced professionally at least twice a year, as per many building management guidelines here, to ensure the drain pan and lines are clear and the unit is draining correctly. If the mold covers an area larger than one square meter or has penetrated deeply, a professional inspection with lab testing is recommended to identify the species and ensure it is remediated safely. |
