How to permanently fix closet mold and prevent AC moisture?« Back to Previous Page

Our master bedroom closet in our Jumeirah villa has started to get black spots on the back wall, and our clothes smell damp. It’s been like this since the humidity really kicked in a few weeks ago. We had a company come and clean it last year, but it’s clearly come straight back. What’s the most effective way to treat this for good, and is there something specific we should be doing with our AC to stop the moisture from building up in the first place?

The recurrence indicates the moisture source wasn't addressed, which is common here. The most effective permanent fix requires a two-step process: correct remediation of the existing mold followed by controlling the humidity.

First, the current mold must be professionally removed. For porous materials like drywall, this often means cutting out and replacing the affected section. Simply cleaning the surface, as many general cleaning services do, leaves the root structure (mycelium) inside the wall, guaranteeing it will return. A proper remediation company will isolate the area, use HEPA filtration to capture spores, and dispose of contaminated materials. They should provide before-and-after lab testing to verify the spore count has been returned to safe levels.

Prevention is entirely about moisture control. Your AC is the key. The closet's back wall is likely a cold surface where moisture from the humid air is condensing. Ensure the AC vent in the bedroom is not blocked and airflow can circulate into the closet; leaving the door ajar can help significantly. Set your AC to a consistent, reasonable temperature (around 22-24°C) to avoid excessive cooling that creates more condensation. Most critically, have a certified HVAC technician check that your AC's condensate drain line is clear and the pump is working—a blocked drain is a primary cause of indoor moisture issues in Dubai. For a villa in Jumeirah, investing in a standalone dehumidifier to run during the most humid months can provide the final solution to keep that space dry.
