Is urgent mold from AC leak a landlord emergency?« Back to Previous Page

The AC in my apartment seems to be leaking a bit of water into the carpet in the master bedroom closet. I finally moved everything out today and found a patch of black, fuzzy mold about the size of a dinner plate on the back wall and the carpet is damp. It’s been crazy humid lately and I’m worried it’s spreading quickly behind the drywall. How urgent is it to get this professionally treated, like is this a call-the-landlord-right-now situation or can it wait a few days?

Yes, this is a landlord emergency and should be reported immediately. Under Dubai rental law (RERA), landlords are responsible for maintaining the property's structure and essential services, which includes the AC system and preventing water damage that leads to mold.

The combination of an AC leak, damp carpet, and visible black mold growth indicates an active moisture issue. In Dubai's high humidity, mold can spread rapidly inside wall cavities, making the problem much larger than what is visible. The fuzzy, black appearance suggests active growth, which will continue to release spores and degrade building materials until the moisture source is stopped.

Call your landlord or building management today. Document everything with clear photos and a written description before you call. They need to send a technician to stop the AC leak at its source immediately. For the mold itself, insist on a professional assessment. Remediation isn't just wiping the wall; it requires isolating the area, removing contaminated porous materials like the carpet and potentially drywall, and using HEPA filtration to prevent cross-contamination. A proper inspection can determine if the mold is one of the more concerning types, like Stachybotrys, though any mold in this quantity requires professional handling. Delaying risks significant health effects for occupants and structural damage to the property.
