AC leak causing mold in closet - DIY fix or call management?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle seems to be leaking a bit of water into the closet where the unit is housed, and now I’m spotting black patches on the wall and a really damp, earthy smell in the room. We run the AC constantly, especially over the last few humid months, and I’m worried this is creating a bigger mold problem. What’s the most effective way to treat this myself to stop it from spreading, and should I call my building management to fix the AC unit first?

Call your building management immediately to fix the AC leak. This is the primary cause, and Dubai's high humidity will continue feeding the mold as long as moisture is present. Management is responsible for repairing the unit and associated drainage lines under typical tenancy agreements.
For the visible mold on non-porous surfaces like painted walls, you can carefully wipe it with a microfiber cloth and a solution of diluted detergent or white vinegar. Wear an N95 mask and gloves to avoid inhaling spores. Do not attempt to scrub porous materials like drywall or insulation, as this can release a large number of spores and worsen the problem. However, given the damp, earthy smell—a strong indicator of hidden growth—a DIY approach is insufficient. The mold is likely spreading behind the wall or into the AC unit itself from the constant moisture. A professional inspection with moisture meters and thermal imaging is needed to assess the full extent. In Dubai's climate, where AC runs year-round, unresolved mold in the system can quickly affect indoor air quality throughout the apartment. After management fixes the leak, a certified remediation company should handle the mold removal to ensure it is properly contained and eliminated. |
