Black mold above AC vent: call landlord or professional?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots spreading along the corner where the wall meets the ceiling in our master bedroom. It’s right above the AC vent and the room has felt really damp lately, even with the AC running constantly. What's the best way to deal with this properly in Dubai's humidity, and should I call my landlord first or just get a professional cleaning company to handle it?

Notify your landlord immediately and request a professional mold inspection. Dubai's tenancy law generally holds landlords responsible for maintaining the property's structural integrity, and this includes addressing moisture intrusion and mold caused by building issues.

The location above the AC vent strongly suggests a condensation issue. Constant AC use in our humidity creates a significant temperature differential, causing moisture to condense inside the duct or on the ceiling around it. This dampness, combined with organic matter like dust, creates an ideal environment for mold. A simple cleaning will not solve the underlying moisture problem; it will return.

A proper remediation involves identifying and fixing the moisture source first—often inadequate insulation around the duct, a clogged condensate drain line, or negative air pressure pulling humid air into the space. The mold itself must be removed using containment methods to prevent spores from spreading to other areas of your home. For a spread of black spots, professional assessment is strongly advised to determine the extent and species.

While waiting for a response, ensure the room is well-ventilated and avoid disturbing the mold, as this can release spores. Keep the AC running to help manage humidity levels.
