Is black mold in AC making me sick? Landlord responsible?« Back to Previous Page

The AC in my apartment seems to be blowing out a weird, damp odor and I've been waking up with a stuffy nose and a sore throat for the past month. I finally pulled the vent cover off in our master bedroom and found what looks like black, fuzzy patches all around the inside of the duct. Could this black mold be the reason I've been feeling so unwell, and who is responsible for getting this cleaned, me or my landlord?

Black mold in your AC is a likely cause of your symptoms. The damp odor and the visible growth are strong indicators. The constant recirculation of air through a contaminated system can spread spores, leading to the irritation, congestion, and sore throat you're experiencing, especially as you're exposed to it for hours while sleeping.

In Dubai's humid climate, AC units are prime locations for mold due to constant condensation. The landlord is typically responsible for maintaining the central AC system and its ductwork, as this is part of the property's essential services. Your first step should be to formally notify your landlord or property management company in writing, including clear photos of the mold. They are obligated to address this health hazard.

Do not attempt to clean it yourself, as disturbing it can release a large number of spores. A professional inspection and remediation are necessary. The process should involve containment, HEPA vacuuming, and antimicrobial treatment of the ducts, not just a superficial wipe. For verification, a post-remediation test can confirm the air quality is safe. Until it's resolved, consider using a portable HEPA air purifier in your bedroom to help reduce your exposure.
