My kids have been coughing more than usual and I finally checked behind the toilet in our master bathroom – there's a huge patch of black mold spreading up the wall. We've lived in our Jumeirah Village Circle apartment for two years and just noticed it, probably from the humidity. What's the best way to handle this with my landlord here in Dubai, and should I get a professional mold remediation company or is there a DIY fix they’ll approve?

First, document the mold with clear photos showing its location and extent. Under Dubai rental law (Law No. 26 of 2007), landlords are responsible for maintaining the property's structure, which includes addressing leaks that lead to mold. The humidity in JVC apartments, especially from bathrooms and year-round AC condensation, is a common underlying cause.

Notify your landlord in writing (email is best), include the photos, and mention your children's coughing. This creates a formal record of the health concern. They are typically obligated to investigate and fix the source of the moisture, which is the critical first step.

For a patch described as "huge," a DIY clean is not advisable. Surface cleaning with bleach doesn't address the root moisture problem or potential hidden growth within the wall. The landlord may approve a professional inspection to identify the moisture source and extent. A reputable company can provide a detailed report with cause and scope, which is valuable for both you and the landlord to agree on necessary remediation steps.

Until it's resolved, increase bathroom ventilation by running the exhaust fan longer and use a dehumidifier. For health reasons, especially with children presenting symptoms, a professional assessment is strongly recommended to ensure the environment is safely restored.
