How to remove mold and prevent wall moisture?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots forming in the corners of our master bedroom closet, especially on the outer wall facing Deira Creek. The musty smell is really strong when we open the doors, and our winter clothes stored inside feel slightly damp. What's the best way to clean this safely and, more importantly, how can we stop the moisture from coming through the wall in the first place?

The black spots and musty smell indicate active mould growth, almost certainly due to moisture wicking through that outer wall. In Dubai, this is a common issue with walls facing water, like Deira Creek, where high external humidity meets cold air-conditioned interiors, causing condensation inside the wall cavity.

For safe cleaning, wear an N95 mask and gloves. Scrub the affected areas with a mixture of white vinegar or a dedicated mould remover. Avoid bleach, as it only removes the colour and doesn't kill the root structure. Discard any severely contaminated porous items like cardboard boxes.

Stopping the moisture is the critical part. The wall likely lacks a proper vapour barrier. For a permanent fix, the wall may need to be opened to install insulation and a vapour barrier, which is a significant job. As a first step, significantly improve air circulation in the closet. Use a dehumidifier in the room, ensure your AC is set to a consistent temperature (around 22-23°C is ideal to minimize extreme temperature differentials), and keep the closet doors slightly ajar.

Given the strong musty smell and damp feeling, the mould growth inside the wall is likely more extensive than what's visible. A professional inspection with a borescope can assess the internal damage. Remediation often requires removing affected drywall to properly address the source and prevent recurrence.
