How to permanently fix closet mold in humid Dubai weather?« Back to Previous Page

Our master bedroom closet in our Jumeirah villa has a persistent damp smell, especially since the weather got more humid a couple of months ago. I finally pulled everything out and found a patch of black spots on the back wall behind the clothes. We run the AC constantly, but I'm worried it's not enough to stop it from coming back. What's the best way to find the actual source of the moisture and get a permanent fix, not just a surface clean?

Persistent closet mold in a Jumeirah villa almost always stems from a hidden moisture source, not just high humidity. The damp smell and location on an exterior wall point to a possible leak or significant condensation.

First, inspect the exterior wall for any cracks in the render or gaps around windows that could be letting in moisture during our occasional rain or from irrigation systems. Internally, check if this wall is an exterior wall that feels colder than others; this can cause condensation when the humid air from the room contacts the cold surface, even with AC running. Your AC should be set to a consistent, moderate temperature (around 22-24°C) to minimize this temperature differential.

A surface clean with a detergent solution is only temporary. For a permanent fix, the wall must be fully dried, and the root cause identified. This often requires a professional inspection with a thermal imaging camera to find hidden cold spots (thermal bridges) and a moisture meter to quantify the dampness within the wall structure itself. They can determine if it's a simple condensation issue or a more serious leak.

Once the source is fixed and the wall is dry, repaint with a premium anti-mold, vapor-permeable paint to help prevent recurrence. For serious, recurring cases, a professional assessment is necessary to diagnose the building envelope issue correctly.
