The wall behind my wardrobe in the bedroom has a huge black patch of mold that’s been spreading since the weather got humid last month. I’ve tried wiping it down but it just comes back worse, and my landlord is saying it’s my fault for not ventilating the room properly. Who is actually responsible for fixing this kind of damage in a rental?

Under Dubai Law No. 26 of 2007 (as amended), the landlord is generally responsible for maintaining the structural integrity of the property and addressing issues arising from inherent building defects or faulty infrastructure. Mold caused by a leaking pipe in the wall, faulty external waterproofing, or inadequate insulation is their legal obligation to repair.

However, the landlord's argument about ventilation is a common point of contention. Dubai's high humidity, especially during summer, can cause condensation on cold walls, particularly behind large furniture like wardrobes where air circulation is poor. If the mold is solely due to this condensation from normal daily living (like showering or breathing), the responsibility can become less clear, and tenants are expected to take reasonable steps to mitigate moisture.

Given that the patch is large, spreading, and returns after cleaning, this strongly suggests an underlying moisture source beyond simple condensation. Your first step is to formally notify your landlord in writing (email is best), detailing the issue and requesting a professional inspection to identify the root cause. A certified mold inspector can determine if the moisture originates from a leak or is purely condensation-related. This documented, third-party assessment is your strongest evidence in the dispute.

If the landlord refuses to act, you can file a complaint with the Rental Dispute Center in Dubai (RDC). They will typically require an expert report to adjudicate. In the meantime, improve ventilation by periodically moving the wardrobe away from the wall and using a dehumidifier, but note this is a mitigation tactic, not a solution for a significant infestation.
