Black mold in closet from AC leak? Professional needed?« Back to Previous Page

We've lived here for 2 years and just noticed a patch of black mold in the corner of our master bedroom closet, behind the clothes. It must have been there a while, and I'm worried it's from a hidden AC leak since that wall faces the unit. What is the most effective way to handle this safely, and should I call a professional company for an inspection first?

Black mold in a closet on an AC-facing wall is a common issue in Dubai, often indicating a hidden condensate drain leak or excessive humidity. The first step is to identify and stop the moisture source. Check the AC unit's condensate drain line for a blockage or disconnect; a constantly wet pipe or water stain on the wall is a clear sign.

For a small patch (under one square meter), you can clean it yourself with a solution of detergent and water. Wear an N95 mask and gloves to avoid inhaling spores. However, given its location behind items and the potential for hidden moisture inside the wall, a professional inspection is strongly recommended. They use moisture meters and thermal imaging cameras to find the leak's exact origin and assess the extent of growth within the wall cavity, which is often much larger than the visible surface patch.

In many cases, the wall may need to be opened to properly dry the structure and remove contaminated insulation. Simply cleaning the surface will not solve a persistent leak, and the mold will return. A reputable inspector, often with a microbiology lab, can identify the mold species to confirm the risk level and provide a protocol for effective remediation, ensuring it is handled safely and completely to prevent recurrence.
