Are tenants or landlords responsible for bedroom mold?« Back to Previous Page

The wall behind our wardrobe in the master bedroom has started showing these black spots, and it’s been getting worse since the humidity spiked a couple of weeks ago. We’re in an older building in Deira and I’m worried it’s spreading. As tenants, are we responsible for paying to fix this kind of mold issue, or is it the building’s fault and the landlord should handle it?

In Dubai, responsibility for mold remediation typically depends on the source of the moisture. Under standard tenancy contracts (EJARI), landlords are responsible for fixing structural issues that cause water intrusion, like leaking pipes or cracks in the external wall. Tenants are generally responsible for issues resulting from their own lifestyle, such as inadequate ventilation leading to condensation.

Given your location in an older Deira building and the timing with high humidity, the cause is likely condensation from temperature differences between the cold interior and humid exterior air. This is extremely common here. The wall behind a wardrobe is a classic spot for mold, as the furniture traps humid air and prevents the wall from breathing.

Your first step is to notify the landlord or property management company in writing with photos. They should send a technician to investigate the source. If the issue is a structural leak, they must fix it. If it's condensation, you may be asked to share responsibility for the cleanup, but the landlord should address any underlying insulation or AC issues contributing to the problem.

For a case that's actively spreading, a professional inspection is wise to assess the extent within the wall cavity. Surface cleaning with a vinegar solution can help temporarily, but the root cause must be solved to prevent recurrence. Improving air circulation around the wardrobe and ensuring your AC is correctly sized and maintained to control humidity are key tenant responsibilities in our climate.
