We've lived here for 2 years and just noticed a bunch of black spots growing along the baseboards in our master bedroom closet. It’s on the wall that faces the outside, and it’s been worse since the humidity spiked last week. What’s the most effective way to get rid of this mold for good without damaging the walls?

The black spots on your baseboard are a classic Dubai issue, caused by a combination of high external humidity and the cold surface of an exterior wall from constant AC use. This creates condensation inside the wall cavity, feeding mold growth you're now seeing.

For a small area, start by wearing an N95 mask and gloves. Scrub the visible mold with a solution of white vinegar or a dedicated mold-cleaning product, as bleach often only bleaches the surface without killing the root structure. Dry the area thoroughly with a fan immediately after cleaning. However, this only addresses the surface. The permanent fix requires eliminating the moisture source.

Since it's on an exterior wall, the core issue is likely interstitial condensation. To stop it permanently, you must improve insulation on that cold wall to prevent the temperature difference that causes water to form. This is a structural fix. Simply cleaning it will result in it returning, especially with our climate.

For a problem of this nature—recurring and on a structural element—a professional inspection is strongly recommended. They use moisture meters and thermal imaging to pinpoint the exact condensation points within the wall cavity that you cannot see. Remediation often involves removing a section of the baseboard and drywall to treat the cavity, address any insulation issues, and ensure the space is properly dried before rebuilding.
