How to clean and prevent closet mold after AC leak?« Back to Previous Page

Our master bedroom closet in our Jumeirah Village Circle apartment has started to get black spots on the back wall and our clothes smell damp. We had a minor leak from the AC unit in that room a couple of months ago that was fixed, but now this has appeared. What's the most effective way to clean this and prevent it from coming back for good?

The black spots indicate active mold growth, a common issue here after an AC leak, as the high humidity and condensation in Dubai's climate provide ideal conditions for it to thrive. The damp smell on your clothes confirms the mold is producing spores.

For cleaning, first address the moisture source. Ensure the AC leak is truly resolved and that the unit's drain line isn't clogged, as this is a frequent cause of recurring humidity. Wear an N95 mask and gloves. Clean the affected wall with a solution of detergent and water, then disinfect with a diluted bleach solution (1 part bleach to 10 parts water) or a commercial mold-cleaning product. Dispose of any severely affected porous items like cardboard boxes. Wash or dry-clean the clothes to remove spores.

Preventing its return is the critical step. The wall cavity behind the closet is likely still damp. You must dry it out completely. Use a powerful dehumidifier in the closed room for several days and improve air circulation by moving clothes away from the wall and leaving the closet door open. For a permanent solution, consider having a professional assess the wall with a moisture meter to confirm it's dry inside. They can also inspect the AC unit and drain pan to prevent future condensation issues. In many JVC apartments, this persistent dampness requires professional drying techniques to prevent structural damage and health concerns.
