The AC in my apartment seems to be constantly damp around the vents, and I’ve started seeing these small black specks on the wall behind my bedroom’s unit in Downtown Dubai. It’s been getting worse since the humidity started rising last month. What’s the most effective way to clean this myself to stop it from spreading, and should I be complaining to my building management?

Black specks around AC vents in humid Dubai climates are a common sign of microbial growth, often a mix of mold and bacteria feeding on dust and condensation. For a small, surface-level issue, you can clean it yourself cautiously. Turn the AC off at the circuit breaker. Wear an N95 mask and gloves. Wipe the visible black spots on the vent and surrounding wall with a microfiber cloth dampened with a solution of warm water and a few drops of mild dish soap. Do not use bleach, as it can damage surfaces and its fumes in an enclosed AC system are hazardous.

This is a temporary measure. The root cause is inside the duct or evaporator coil where moisture accumulates. DIY cleaning cannot reach this. For a persistent or recurring problem, especially with any musty odours or health symptoms, a professional inspection is necessary to assess the contamination level inside the unit and ductwork.

You should absolutely notify your building management in writing. Dubai Law No. (11) of 2013 and the Dubai Building Code place responsibility on the property owner to maintain systems, including AC, to ensure a healthy and safe environment. Humidity-driven condensation at the vent indicates the unit may not be draining properly or is undersized for the space, an issue they are obligated to address. A certified mold assessment report can provide the documentation they need to take action.
