The AC in our master bedroom has been leaking a little for a while, but after the recent humidity, I just pulled back the corner of the carpet near the wall and found a patch of black mold underneath. It smells damp and earthy. What's the best way to handle this safely and who should I call first, a cleaning company or my building's maintenance?

Stop using the AC in that room immediately and restrict access, especially for children, elderly, or anyone with asthma or allergies. The damp, earthy smell confirms active microbial growth, which is common here after periods of high humidity.

Your first call should be to your building's maintenance team to fix the AC leak. This is the source of the moisture, and without repairing it, any cleaning will be temporary. By Dubai law, the building owner is typically responsible for fixing the leak originating from the AC unit. Once the leak is fixed and the area is dry, you can address the mold.

For a patch smaller than one square meter, you might carefully clean it yourself with a detergent solution, wearing an N95 mask and gloves. However, since the mold is under carpet, which acts like a sponge, and you already smell it, professional assessment is strongly advised. Spores are likely distributed deeper than what is visible. Disturbing it without proper containment can spread spores throughout the room.

In the UAE climate, this scenario is frequent.
