Mold inspection for cough: company or building management first?« Back to Previous Page

My kids have been coughing and I suspect it might be the black spots I just found behind our bedroom wardrobe in Jumeirah. We’ve lived here for 2 years and just noticed it, probably from the humidity. What’s the best way to get a proper mold inspection done here, and should I be calling a company or my building management first?

For a suspected mold issue causing health symptoms, start with a professional inspection. Building management typically handles structural leaks, but they are not equipped to diagnose indoor air quality or identify specific mold species. Their response is often limited to fixing the visible leak and repainting, which doesn't address the root cause or the potential health risk from spores already in the air.

Given the location in Jumeirah and the high humidity, the black spots behind the wardrobe are a classic sign of condensation mold, exacerbated by year-round AC use creating cold surfaces where moisture condenses. A proper inspection involves more than a visual check; it includes moisture mapping to find the water source and often air or tape-lift sampling sent to a microbiology lab to identify the species. This is crucial because some molds, like certain aspergillus strains common here, are more strongly linked to respiratory irritation.

You should call a dedicated indoor environmental professional first for an assessment. They can provide a documented report detailing the species and extent of the contamination. This report then becomes your evidence to formally request remediation from your building management if the source is a building envelope issue, like a leaking external wall or faulty balcony sealant. For a rental, the tenancy contract usually holds the landlord responsible for maintaining a habitable property, which includes addressing mold caused by structural defects.
