We've lived here for 2 years and just noticed a bunch of black, fuzzy spots spreading along the corner where the wall meets the ceiling in our master bedroom. It’s right behind the headboard and I think it might be from condensation because that wall is always cold from the AC unit outside. What’s the best way to get rid of this safely in a Dubai villa, and should I be calling a professional cleaning company or my landlord first?

The black spots are likely Cladosporium or Aspergillus, common moulds here that thrive on condensation from cold surfaces meeting humid air. This is a frequent issue in Dubai villas where exterior walls, chilled by AC units, create a thermal bridge for condensation.

For a small area (under one square meter), you can clean it yourself. Wear an N95 mask, safety glasses, and gloves. Scrub the area with a microfiber cloth and a solution of diluted white vinegar or a dedicated mould remover. Dry the area completely with a fan afterward. However, this only addresses the visible growth, not the underlying moisture source.

The landlord is responsible for investigating and repairing the cause of the moisture intrusion, which is a structural issue. You should notify them immediately in writing, as per standard tenancy contracts. The constant condensation suggests possible insufficient insulation in that wall or an issue with the AC's condensate drain line, both of which require landlord attention.

For health safety and to ensure the moisture source is identified, a professional inspection is recommended. They use moisture meters and thermal cameras to pinpoint the exact cause of the cold spot and condensation.
