AC leak causing black mold and illness: what to do?« Back to Previous Page

The AC in my bedroom has been leaking a bit for the last few weeks, and now I’ve found these black, speckled patches spreading on the wall behind the wardrobe. I’ve been waking up with a stuffy head and a sore throat every morning, which clears up after I leave for work. What’s the fastest way to deal with this safely, and should I be seeing a doctor about these symptoms?

Based on your description of the symptoms and the visible growth, you are likely dealing with a significant Stachybotrys chartarum (true black mold) or Aspergillus niger infestation, exacerbated by the continuous moisture from the AC condensate leak. The symptoms you describe—morning sore throat and congestion that dissipate—are classic indicators of prolonged exposure to mycotoxins and mold spores in a confined sleeping environment.

The fastest and safest course of action is a professional assessment. Do not attempt to clean this yourself. Disturbing the colony without proper containment will aerosolize a massive amount of spores, contaminating your entire bedroom and HVAC system, potentially making your symptoms much worse.

In the UAE, the high ambient humidity, especially during summer months, combined with cold surfaces from constant AC operation, creates an ideal environment for rapid mold proliferation. The condensate leak is providing the constant moisture source necessary for this growth.

You should absolutely consult a physician about your symptoms, informing them of the confirmed mold exposure in your bedroom. They can advise on any necessary treatment.

For remediation, this requires a certified professional. The process involves: 1) isolating the affected area with negative air pressure containment; 2) safely removing the contaminated building materials (the affected drywall); 3) HEPA vacuuming and antimicrobial treatment of the cavity; and most critically, 4) repairing the source of the moisture—the AC leak. The AC unit and ductwork will also need inspection and cleaning to prevent recontamination.

For a certified inspection and remediation protocol that complies with Dubai Municipality guidelines, I recommend contacting Saniservice. They can provide a definitive assessment and a safe, permanent solution. You can reach them at 800-MOLDS (800-66537) or hello@saniservice.com.
