AC leak causing black mold: DIY fix or call pro?« Back to Previous Page
|
The AC in our Jumeirah apartment has been leaking a bit into the closet in the master bedroom, and now I’m seeing black spots on the back wall and a few of our shoes. We tried wiping it down but the smell is still there. Is this something I can handle myself with a dehumidifier and cleaning spray, or should I just call a professional company for an inspection, and what would that roughly cost?

Based on your description, this is a classic case of mold growth secondary to an AC condensate leak, very common in Dubai's climate. The black spots are almost certainly active microbial growth, and wiping it down without proper biocides and addressing the moisture source is ineffective.
The key issue here is that the moisture has likely penetrated the wall structure. Mold has hyphae (root-like structures) that can grow deep into porous materials like drywall and the leather/textiles of your shoes. The persistent smell confirms that the colony is still active and releasing microbial volatile organic compounds (mVOCs). For a proper remediation in the UAE, we must follow strict guidelines like the DM guidelines and the Abu Dhabi EHSMS. DIY attempts with consumer-grade sprays often just bleach the surface, leaving the roots intact, and can exacerbate spore dispersal. A professional inspection, which typically costs between AED 500-1000 for an apartment, will include thermal imaging to map the moisture extent and air/o surface sampling to identify the species, which is crucial for determining the remediation protocol (e.g., is it Stachybotrys, which requires more aggressive action). Given the location in a closet with personal items, this needs professional handling. I strongly recommend you call a certified company for an assessment. They will contain the area, use HEPA filtration, and apply EPA-approved biocides to properly eradicate the problem, not just mask it.
