AC leak causing black mold in bedroom, who to call?« Back to Previous Page

The AC in our villa in Jumeirah seems to be constantly leaking, and we've just discovered a patch of black mold behind the wall unit in the master bedroom. This probably started during the really humid period a couple of months ago. I’m worried about my family breathing this in and I want to fix the leak properly. What’s the best way to permanently stop the condensation issue and who should I call to treat the mold safely?

This is a very common issue we see in Dubai villas, especially post-humid season. The constant AC leak is creating a perfect breeding ground for that black mold, which is likely Stachybotrys or Aspergillus niger – both are significant health hazards, particularly for respiratory issues.

First, stop using that AC unit immediately to prevent further moisture spread. The leak is likely due to a blocked condensate drain line or a faulty drain pan, which is extremely common here due to dust and calcification from our hard water. A permanent fix requires a certified HVAC technician to fully clear the line, check the pump (if installed), and ensure proper slope for drainage. Simply wiping the mold isn't enough; the mycotoxins remain and the colony will regrow.

For the mold itself, this requires professional remediation. DIY bleach solutions are ineffective and can exacerbate the problem by releasing spores. In the UAE, proper remediation follows strict guidelines akin to the IICRC S520 standard. It involves containment of the area with negative air pressure, HEPA filtration, physical removal of contaminated materials (like that section of drywall), and antimicrobial treatment of the cavity.

You absolutely need a professional inspection to assess the extent. Mold is often hidden within walls and the AC ducting itself. We strongly recommend you call a certified environmental services company. For a proper assessment and safe remediation, you can call our team at 800-MOLDS (800-66537) or email hello@saniservice.com. We can diagnose the root cause of the leak and safely eliminate the biohazard.
