AC leak causing black speckles: DIY clean or call pro?« Back to Previous Page

The AC in my bedroom has been leaking a bit, and now I’m seeing these black speckles spreading on the wall behind the wardrobe. It’s been getting worse over the last couple of weeks and the room has that damp, earthy smell. Is this something I can tackle myself with bleach from the supermarket, or do I need to call a professional cleaning company?

Based on your description, this is a classic case of mold growth, likely Stachybotrys chartarum (black mold) or Aspergillus niger, directly fueled by the moisture from your AC leak. The damp, earthy smell is a clear indicator of microbial volatile organic compounds (MVOCs), which are metabolic byproducts of active mold colonies.

In the UAE's high-humidity climate, AC units are a primary source of condensation. When a leak occurs, it provides the constant moisture mold needs to thrive on organic materials like drywall and dust. Using supermarket bleach is strongly discouraged. Bleach is primarily water, which can feed the mold roots deep within the porous wall material. It only bleaches the surface appearance and does not address the root cause or remove the allergenic and toxigenic spores effectively. Furthermore, its fumes can be hazardous in an enclosed space.

For a situation involving an ongoing water source and visible spreading, a professional inspection is absolutely recommended. Our certified inspectors use moisture meters and thermal imaging cameras to detect the precise extent of water intrusion behind the wardrobe and within the wall cavity, which is critical for effective remediation. We then take air and surface samples to identify the species, which dictates the correct antimicrobial protocol, in full compliance with Dubai Municipality's strict health and environmental standards.

Attempting a DIY clean could aerosolize spores, spreading the contamination to your HVAC system and other rooms.
