AC leak causing mold: DIY fix or call a professional?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle seems to be leaking a little onto the wall, and now I’m seeing a small black patch of mold in the corner behind the bedroom wardrobe. It’s been there for maybe a month and I just keep forgetting to deal with it, but my allergies have been acting up. Is this something I can tackle myself with a cleaner from Ace Hardware, or is it a sign of a bigger AC issue that needs a professional to look at?

Based on your description, this is a classic and unfortunately common issue here in Dubai, especially in areas like JVC where humidity can exacerbate AC problems. A small black patch from a minor leak is often just the visible part of a larger problem.

While you could attempt a DIY clean with a specific mold-cleaning product (not just any cleaner, look for an EPA-approved fungicide), it is almost always a temporary fix. The critical issue isn't the mold itself—it's the ongoing moisture from the AC leak. Simply wiping the surface doesn't address the mold that has likely penetrated the drywall or the insulation behind it. Furthermore, improper cleaning can aerosolize spores, worsening your allergy symptoms.

In the UAE, AC systems are integral to managing indoor air quality and humidity. A leaking unit indicates a fault—be it a blocked drain line, a faulty condensate pump, or improper insulation—that requires a certified HVAC technician to diagnose and repair. Until that moisture source is professionally eliminated, the mold will absolutely return.

Given your allergy symptoms, which indicate you're already reacting to the spores, a professional assessment is strongly advised. We would perform a thorough inspection to determine the extent of the hidden moisture damage and mold growth, then provide a remediation plan that addresses the root cause, not just the symptom.

For a proper fix that protects your health and your property, it's best to get it looked at. You can call our certified inspectors at 800-MOLDS (800-66537) or email hello@saniservice.com for a consultation.
