AC leak causing mold: DIY fix or call Dubai professional?« Back to Previous Page

The AC in my Jumeirah apartment has been leaking a little onto the carpet in the hallway for a while, and now I'm seeing a few small black spots spreading out from the corner. It doesn't look huge, but the humidity has been so intense lately I'm worried it's worse inside the wall. Is this something I can tackle myself with vinegar and a scrub brush, or do I absolutely need to call a professional mold inspection company here in Dubai?

Based on the situation you've described in your Jumeirah apartment, I strongly recommend against a DIY approach and advise you to call a professional inspection company immediately. This is not a simple surface issue.

The black spots on the carpet are merely the visible indicator of a much larger problem. The persistent AC leak has created a continuous moisture source, and given Dubai's extreme humidity levels, this moisture has almost certainly wicked into the underlying carpet padding, the concrete screed beneath it, and potentially the interior of the drywall. Mold grows preferentially in these dark, damp, hidden cavities long before it becomes visible on the surface. A scrub brush and vinegar will only address the cosmetic tip of the iceberg and will not eliminate the root cause or the hidden microbial colonies.

Furthermore, the UAE's climate forces AC systems to run year-round, creating significant condensation. A leak indicates a problem with the drain line or condensation pan that must be repaired by an HVAC technician to prevent immediate recurrence, even after cleaning.

A certified professional mold inspection is crucial. We use tools like moisture meters and thermal imaging cameras to map the full extent of water intrusion behind walls and under floors. Air and surface sampling are then conducted to identify the specific species of mold present, which is critical for determining the correct remediation protocol, as some types can be more problematic than others. Attempting remediation without this data can inadvertently aerosolize spores and spread the contamination throughout your apartment.
