AC leak causing mold in Dubai apartment—who to call first?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle has been leaking a bit for the past few weeks, and now I’ve spotted a patch of black mold on the wall behind the bedroom closet. It’s a small area, maybe the size of a dinner plate, but I’m really worried about it spreading because my allergies have been terrible lately. What’s the best way to handle a mold problem like this in Dubai—should I call my building management first, or find a specialized mold remediation company myself?

Hi there, that's a very common issue here in JVC and across Dubai, especially with our high humidity levels. That AC leak is the primary source of moisture, so addressing it is step one.

Given the visible mold (even a dinner-plate-sized patch indicates a moisture problem) and your allergy symptoms, this requires immediate professional attention. In Dubai, the standard protocol is to notify your building management or landlord first. They are legally responsible for fixing the AC unit and the resulting water damage to the structure under the Dubai rental law (Law No. 26 of 2007). They should send their maintenance team to repair the leak at the source.

However, for the mold itself, building maintenance crews are often not equipped for proper, safe remediation. They might just wipe it with bleach, which only removes the surface stain and doesn't address the spores or the root cause. Disturbing it improperly can also aerosolize the spores, making your allergies worse.

After notifying building management, I strongly recommend you engage a specialized mold inspection and remediation company. We are trained to perform a thorough assessment, including moisture mapping and possibly air quality testing, to determine the full extent of the contamination, even behind the walls. The remediation process involves containment, specialized HEPA filtration, and antimicrobial treatment to ensure it's eliminated safely and doesn't return.

For a proper inspection and a certified remediation quote, it's best to call in the experts. You can reach our team at 800-MOLDS (800-66537) or email hello@saniservice.com. We can coordinate with your building management to ensure the job is done right and your indoor air quality is restored.
