AC leak causing mold: landlord or tenant responsibility?« Back to Previous Page

The AC in our bedroom has been leaking a bit for a couple of months, and now we’ve discovered a patch of black mold spreading on the wall behind the wardrobe. We’re in an older building in Deira and I’m really worried about my toddler’s health. As a tenant, am I responsible for fixing the AC and the mold cleanup, or is this something I need to report to the landlord immediately?

Based on the UAE Civil Code (Federal Law No. 5 of 1985), the responsibility for major maintenance and structural repairs falls squarely on the landlord. This includes the repair of fixed air conditioning units and the rectification of structural damage caused by them, such as the black mold growth you've described. The AC leak is the root cause, and as a tenant, your obligation is typically limited to reporting this issue to the landlord or property management company in writing immediately.

The persistent leak has created an ideal environment for Stachybotrys chartarum (black mold) due to Dubai's high humidity and constant condensation cycles from year-round AC use. This is a serious indoor air quality concern, especially with a toddler present, as exposure can lead to respiratory issues and other health complications.

Your first step is to formally notify your landlord in Dubai with photographic evidence, requesting urgent AC repair and a professional mold assessment. Do not attempt to clean this yourself with bleach, as this will only temporarily remove the surface discoloration without addressing the toxic spores embedded in the wall. Improper handling can aerosolize the spores, significantly increasing the inhalation risk.

For a situation of this severity, a professional inspection is non-negotiable. Our certified teams at Saniservice use thermal imaging and moisture meters to pinpoint the exact extent of the infestation behind the wardrobe and within the wall cavity. We then perform IICRC-certified remediation, including containment, HEPA filtration, and antimicrobial treatment to ensure the environment is safe for your family.
